Tomas Sinisterra
PRESIDENT
Tomas Sinisterra is a seasoned Civil Engineer with over three decades of experience in real estate development and business leadership. He holds an MBA from the Università Bocconi in Milan, Italy — a Harvard-accredited program — and completed the Top Management Diploma at Icesi University in Cali, Colombia.
Since entering the development industry in 1989, Tomas has consistently applied strategic thinking, creative problem-solving, and disciplined risk management to drive both top-line growth and bottom-line performance. His leadership style is defined by a commitment to innovation, operational efficiency, and delivering long-term value to investors and stakeholders.

Daniel Jaramillo
CEO
Daniel Jaramillo, CEO and Co-Founder of SP Developments, brings over 15 years of multifamily real estate experience and a proven track record of execution and growth. His career
began with the hands-on management of a single rental unit — a foundation that would evolve nto the creation of a portfolio exceeding 5,500 units.
In 2006, Daniel founded Strategic Properties to address inefficiencies in property management and deliver a more results-driven, resident-focused approach. Building on that success, he co-founded SP Developments as the company’s dedicated development arm, focused on ground-up multifamily and mixed-use projects across the Sun Belt.
Today, under Daniel’s leadership, SP Developments is actively managing a robust pipeline of over 1,650 units under construction. His operational expertise, data-driven decision making, and investor-first mindset continue to position SP Developments as a forward-thinking leader in the multifamily real estate space.

Camilo Fernández
CFO
Camilo Fernández is a seasoned finance executive with extensive experience in real estate, infrastructure, and financial advisory. He holds a Bachelor's degree in Business Administration
and a Master’s in Finance from Universidad de los Andes in Colombia.
He began his career in financial advisory and investment banking before transitioning into the real estate sector. Camilo later joined one of Colombia’s leading development firms, where he served as Finance Manager, VP of Development & Structuring, and eventually, CEO.
Throughout his career, he has led large-scale development initiatives and built strong relationships with Colombia’s top financial institutions, REITs, and real estate investment firms. At SP Developments, Camilo leverages his expertise in financial strategy, risk management, and capital planning to drive continued growth across the firm’s portfolio.

Regina Guimaraes
Investor Relations & Market Analyst
Regina holds a Master of Science in Real Estate and a Bachelor of Arts in Business
Administration from the University of Florida. As Investor Relations & Market Analyst at SP
Developments, Regina plays a pivotal role in managing investor communications, portfolio
oversight, and data-driven market research across Florida, Texas, and Georgia.
She assists prospective investors by guiding them through onboarding, investment evaluation, and digital engagement via the Agora Investor Portal. Her work ensures seamless access to real-time financial reporting, construction updates, and return summaries, enhancing transparency and trust throughout the investment lifecycle.
Regina also leads the creation of investor presentations, offering memorandums, and business development materials, while supporting operational functions and internal workflows. She oversees social media strategy and online presence across Instagram, LinkedIn, and YouTube, and led the complete redesign of the company’s website to enhance branding, functionality, and investor accessibility.

Raffaele Coluccia
Investment Analyst
Raffaele graduated summa cum laude with a Bachelor's degree in Economics from the
University of Bologna and completed an academic exchange program at the University of
California, Santa Barbara. He brings internship experience in both investment banking in Italy
and commercial real estate brokerage in San Francisco, providing a solid foundation in financial
analysis and transactional support. He also founded UniBo Ventures, the largest student-run
venture capital association in Italy, where he oversaw startup evaluations, financial modeling,
capital raising initiatives, and led a team of over 40 members.
As an Investment Analyst at SP Developments, he supports underwriting, financial modeling, and capital markets efforts for multifamily and mixed-use development projects across Florida and Texas. His responsibilities include the evaluation of new development opportunities, conducting feasibility studies, and building detailed pro forma financial models. He also contributes to market research, debt sizing, and the distribution of investor presentations and reports.

Daniela Garcia brings over a decade of experience in bookkeeping and office administration,
with a strong foundation in operational efficiency and cross-functional support. Her background
includes more than 10 years in the hospitality industry and nearly two years in the construction
sector, equipping her with a well-rounded perspective and a high degree of adaptability in
fast-paced environments.
At SP Developments, Daniela is responsible for maintaining accurate financial records, managing accounts payable and receivable, reconciling bank statements, and preparing internal reports that support informed decision-making. As Office Administrator, she oversees day-to-day operations, streamlines administrative workflows, and fosters effective communication between departments to ensure organizational alignment and operational continuity.

from Fundación Universitaria Los Libertadores and plays an integral role in maintaining the
financial and operational integrity of SP Developments. Her responsibilities include managing
day-to-day accounting records, overseeing banking and treasury portals, and supporting the
preparation of financial statements, tax filings, and internal reporting.
