A Colombian developer purchased a 0.62-acre site in Flagler Village, Fort Lauderdale, for $5.32 million, intended for multifamily development. The site, sold by RRAC Flagler 626 LLC, is approved for 110 units and reflects rising rental rates in the area. This marks Continua Group’s first South Florida acquisition.
Developers SP Developments and Continua Developments purchased 19 homes in Hialeah for $23.5 million to build a 612-unit apartment complex. The 3.6-acre site spans East 27th to 28th streets and East Ninth to 10th avenues. The project includes two 10-story buildings, a garage, and is expected to complete by 2026. Hialeah is rapidly redeveloping into mixed-use projects.

South Florida is experiencing a building boom driven by high-income migration. Nearly 21,000 apartments are expected to be completed in 2023, placing the region in the top five U.S. metro areas for new apartments. Miami leads with 9,400 units, followed by Hialeah with over 2,000 units, thanks to its location, low land costs, and development-friendly government.
A church and religious school in North Miami are being replaced with an 11-story apartment complex featuring 240 units, 22,127 square feet of commercial space, and 339 parking spaces. The project, designed by G3 AEC, will include amenities like a pool, gym, and lounge. Priced as workforce housing, the development is part of Continua and SP Developments’ Urbania brand, with similar projects in Hialeah and Fort Lauderdale.
Across the tri-county region, developers are seizing on church sites as buildable opportunities. Since 2020, real estate firms have proposed or started 12 projects that would add over 2,021 apartments, condos and single-family homes, as well as 338,300 square feet of commercial space, according to an analysis by The Real Deal.
NOMI Holdings Group 2 LLC has been granted North Miami’s approval to build an 11-story, 103-foot tall tower with 90 one-bedroom apartments, 150 two-bedroom apartments, about 22,000 square feet of retail space, 339 parking spaces, and about 11,000 square feet of green space.
